Terms and Conditions


We look forward to welcoming you. When you make your booking, you are entering into an agreement with us. Please be sure to read our terms and conditions of booking below.

Arrival and Departure

Check in is available from 4.00pm to 8.00pm (16:00 to 20:00) on the day of arrival. Check-in times outside of those specified must be confirmed with us prior to arrival. Please call T:01840 779434 or M:07894 440646

Please vacate your room by 10.30am (10:30) on the morning of departure. We do not offer late check out.


Please note the cancellation policy before committing to a reservation.

 If you are unable to pay for the reservation with a credit or debit card, then we require payment by BACS for the full amount of the stay. We will then send confirmation once the money has cleared.

Online Reservations

Bookings made online or via online travel agents may be subject to differing terms and conditions in force at the time of booking. This is to protect your security in carrying out the booking and providing credit card details over the internet.

Cancellation by the Guest

We are a small business, so cancellations can have a big impact on us, especially if we have turned away potential guests in favour of someone who has already booked and who then cancels. We do, however, appreciate that unforeseen circumstances can occur and will look at on an individual basis.

In the event of a cancellation up to 7 days prior to the scheduled date of arrival only a small admin charge 0f £20.00 will be made. This is due to our booking system as we incur a small admin fee for each booking and cancellation made.

If you cancel your reservation within 7 days of the scheduled date of arrival cancellation charges equivalent to the room(s) standard one night rate will be made.

Guests failing to arrive, without notification, will be responsible to a charge equivalent to the total reservation price. No refund will be offered for cancellations, no-shows and early departures.

Changes or amendments to the reservation will be looked at on an individual basis and may be termed as cancellations and no refund will then be offered.

We take all Bookings in good faith, as we are unable to judge reasons for change, cancellation or non-arrival, guests are reminded that no exceptions to the above conditions will be made and that any booking made with Gordon House Bed and Breakfast for either accommodation or goods, services, meals or drinks that are pre booked (verbal or written) forms a legally binding contract. For this reason, we advise that you take out a suitable insurance product to cover against unexpected costs such as cancellation fees. In addition, we may take legal action, through the Courts, to recover any outstanding debts.

Cancellation by Us

We would only cancel your holiday if your accommodation was unavailable for reasons beyond our control. Should it become necessary for us to cancel a booking we will of course try to contact you immediately.  We would, however, attempt to offer you alternative accommodation. If this was not possible or unacceptable to you, then we would refund all monies paid by you for the holiday. Except in exceptional circumstances, our liability would not extend beyond this refund and no further financial claims will be considered.

Car Parking

There are several public parking areas all within approx 2 - 5 minutes walk.
Cars parked here are at owner’s risk.

Change of Room

If a booking is taken out for a specific room and the room reserved is required to meet a specific guest needs or rendered unusable via circumstances beyond our control, we reserve the right to transfer the booking to an alternative room of similar quality.

Damage and Breakages

Please take care of our home and properties. You are responsible and liable for any breakages or damages which you cause to the accommodation or its contents. Please report these as soon as they occur especially if you accidentally spill something – it’s much easier to clean if we know what it is and act quickly. We do not normally charge for breakages, but we reserve the right to charge for repair or making good if the damage is significant.

Payment in full is due to us no later than 7 days prior to arrival. We reserve the right to cancel a reservation if payment is not received by the due date.


You have access to the building and your room 24 hours a day throughout your stay using a set of keys given to you when you register on arrival. You have full responsibility of these keys for the duration of your stay. Lost keys will be charged at £20.00 per set plus any additional costs incurred if any additional work is required, such as, locks having to be changed.


We do not accept any liability for any damage, loss or injury to any member of your party or any vehicles or possessions, unless proven to be caused by a negligent act by ourselves or our employees whilst acting in the course of their employment.

Lost Property

We are happy to return items that have been left following departure. However, any left property will only be returned following receipt of a pre-paid address label. Royal mail and Hermes offer a good service and the label can be e-mailed to us or if payment is prepaid to us for post and packaging.


Missing Items

We reserve the right to charge for missing items from our rooms or property.


We only accept cash at our property. All card payments must be paid online or by bacs and funds cleared by the time of your stay.


No children under 12 yrs.


Pets are not permitted at Gordon House. Well behaved assistance dogs are welcome.


We reserve the right to change our prices at any time. This does not affect bookings already made.


Smoking, including the use of e-cigarettes, is NOT permitted within any part of Gordon House Bed and Breakfast both inside and out. Please note that offending guests will having broken the terms of agreement be asked to leave immediately and will be liable for professional cleaning of any rooms and any outstanding balance of nights booked but not taken through early departure.


Please do not leave electrical items plugged in or charging when you are not in your room. Use the heat mat provided for hairdryers and hair tongs at all times. Damage to surfaces and carpets will incur charges,

Other items

No candles or naked flames are permitted in the property at any time.

No cooking of any kind is permitted in the rooms at any time.

Please be mindful of the types of food taken to your rooms.

Damage caused by fake tan, hair dyes, make up, pens, paints or any other product  that cannot be removed by normal cleaning will also be charged. 

You are responsible and liable for wilful damage from such items. Charges will be incurred for such damages.

Termination Policy

Gordon House Bed and Breakfast reserve the right, at its discretion, to terminate, without notice, an individuals stay where deemed necessary through unacceptable behaviour or as a result of actions which are likely to endanger or offend others (Please note that non compliance of our non smoking policy will constitute immediate termination).

No persons in excess of the number agreed at the time of booking are to occupy the room. Breach of this rule will also terminate the contract without recompense to the client.


Wi-Fi Access

By using our Wi-Fi Service you automatically agree to the terms and conditions of use in force at the time.
